Construction Overview

Owner having a land approach architect/developer for property development.
Architect prepares conceptual plans for designs for approval from the owner after taking intial land/site survey.
After approval from the owner, architect prepares drawings for approval from local building authority.
A structural designer is appointed by the architect/developer for preparing structural drawings based on authority approved drawings and soil report of the site.
A services consultant is appointed by the architect/developer for preparing services (PHE,FPS, ELE, HVAC) drawings.
Appointment of the main contractor and other specialized agencies for start of building construction by the architect/developer.

Start of Construction-

•   Foundation
•   Superstructure
•   Finishes & MEP
•   Project Completion
Getting Fire Dept NOC, Projection Completion Certificate & Project Handing Over Certificate from local building authority. Handing over of premises to the owner.

Checklist for architect/developer before proceeding with design works

Land Title Clearance
Allowed Land Use as per city master plan.
Applicable building byelaws for the site (Approval from local building authority)
RERA Requirement for the project
Environment Clearance for the project
Miscellaneous clearance required – Eg AAI, Electricity Dept, Urban Arts commission etc
